At the Estates of Niagara, we have a six-step process for each resident to ensure that we are meeting all your needs and most of your wants, by following the 6 steps.
Open House and Tours of the Model Center – Potential Residents will have an opportunity to meet with our management team and existing resident within the community of your choice.
Residents to view the project and get an idea of how a Friendship Suite program works. Sneak Previews of the project will be conducted during the construction process on weekends only, however, once we reach substantial completion of the project, we will open to group tours 3 to 4 times per week until the move-in Occupancy Date is established for each unit. During this step, there will be a webinar presentation about our Life Equity and Leasing programs, in general terms.

Our Resident Presentation focuses on more specific details of the current project and specific details of our selection process, followed by the rules & regulations, terms, definitions & how the Board of Directors uses the Best Practice Manual to govern the community. LUNCH will be served – registration is required. Book an in-home consultation with one of our qualified staff members.
Potential Residents are asked to complete a questionnaire with our Resident Care House Committee Director, who will ask specific questions about you, contact information including emergency contact and who your power of attorney (POA) is or Subsequent Decision Maker. What features are important to you: your passions and interest such as hobbies, feeding the birds, gardening, painting, or fixing your car? Do you have a pet? Do you want to live in an apartment home Unit that has a pet? Will you be able to downsize on your own? How much help do you need to make this move? Do you own a home now? Will it have to be sold before you make the move?
We have established this process to ensure that individual needs of potential new residents are compatible with other residents of the selected Apartment Home Unit. The next part of the application process is about your personal care needs and wants.
For example, are you still able to dress and bath yourself, are you mobile, what disabilities do you have (hearing, seeing, ability, agility, memory) what type of food do you like, do you have dietary needs, are you interested in participating in the management of the community or the apartment home? What are your strengths and weaknesses? Are you interested in volunteering? Are you active in clubs, organizations and do you drive? All these questions may appear unnecessary, but it helps our House Coordinator determine if we are the right fit for your needs.
Once you understand the selection process and feel this lifestyle option could work for you, it’s time to meet other qualified candidates and existing residents. We encourage you to attend our “Meet and Greet” gatherings to talk to the current Residents and create relationships, share a meal, a coffee or stay overnight with a current resident or if you like in our Friends and Family Guest room.
Finally, a member of our team and the Resident Care Committee Director are available to meet with you and your family to be sure we have answered all your questions and to discuss our Lifestyle community & residency details. All this will help us to determine the suitability of shared living for you and your family.
We are here to help and will do whatever we can to support your needs. Once a new resident moves in, they become part of the “House Committee” working in cooperation and as an equal voting member with other Residents in the apartment home unit.
Working within established, common guidelines, the committee may enhance or modify the apartment home (Unit) rules to meet the unique interpersonal dynamic within the Community. We can provide suggestions and help to facilitate this process if required.
